Beginning May 19, 2022 anyone providing Short Term Rental Accommodations in the Town of Bracebridge must register their accommodation and get a licence to operate in accordance with By-law No. 2022-032.
What you need to do:
- Review Town of Bracebridge By-law No. 2022-032 to familiarize yourself with the rules and regulations for to Short Term Rental Accommodations in the Town of Bracebridge.
- Complete and submit the application and include all required associated documents.
- Pay the Fee
- Have your credit card ready for payment at the end of the online application, or
- Pay in person at the Municipal Office, 1000 Taylor Court Bracebridge.
- The Fee for a Short-Term Rental Licence is:
- $250.00 per location (Fee is pro-rated for the calendar year).
Required Documentation for Completing Application:
ALL SUPPORTING DOCUMENTS MUST BE PROVIDED. FAILURE TO DO SO WILL RESULT IN A DELAY OF YOUR APPLICATION BEING PROCESSED. If you are unable to upload the required documents, please email them to bylaw@bracebridge.ca or drop them off at The Town of Bracebridge Municipal Office at 1000 Taylor Court, Bracebridge, ON.
- The address of the Short Term Rental Accommodation property.
- A declaration stating if the Short Term Rental Accommodation is the Applicant’s Primary or Secondary residence.
- A floorplan outlining what part(s) of the property will be used as Short Term Rental Accommodation, the square footage of the dwelling, and any such documentation detailing occupancy limits.
- Documents required as evidence of what type of property is being Operated as a Short Term Rental Accommodation, that the rental structure meets the Town’s planning regulations and the requirements under the Ontario Building Code, and how the property is accessed.
- Documents required as evidence of property ownership or if the Applicant is the tenant of the property, written consent of the Owner of the property on which the Short Term Rental Accommodation is located.
- A Current Certificate of Insurance showing proof of Two million dollars ($2,000,000) public liability insurance or;
- For Short Term Rental Accommodations operating as a Commercial Business, a Current Certificate of Insurance showing proof of general liability business insurance naming the Town as an additional insured.
- A package, as prescribed by the Licence Issuer, and required to be provided to all renters of the Short Term Rental Accommodation containing the following, including but not limited to:
- Name and telephone number of the Short Term Rental Accommodation operator and/or an emergency contact person who will be available twenty-four (24) hours a day during the Short Term Rental Accommodation period and is able to attend the property within one (1) hour.
- Information relating to the advertising/marketing and booking of the Short Term Rental Accommodation.
- Floorplan including the location of safety equipment within the property and all exits including emergency egress information for the property.
- Health and emergency contacts including the location and hours of the nearest emergency medical service.
- Information relating to waste disposal and property maintenance, to ensure existing and continued compliance with all relevant Town of Bracebridge and District of Muskoka Waste Management By-laws.
- Instructions for lawful parking on the property or in the area, as applicable.
- Procedures for filing and responding to complaints.
- A declaration that the Short Term Rental Accommodation host will comply with all provisions of this By-law, and any other by-law or regulation in effect.
Short Term Rental Accommodation- means the use of a dwelling unit or mobile home or any part of the foregoing as a place of temporary human habitation, lodging or occupancy under authority of a concession, permit, lease, licence, rental agreement or similar commercial arrangement authorizing such temporary habitation, lodging or occupancy for a period equal to or less than twenty-eight (28) consecutive calendar days. This excludes a Bed and Breakfast Establishment as defined in Town of Bracebridge Zoning By-law 2016-088 as amended.
